There is a gas pipeline that runs through the property, and in order for the property owner to grant an easement, he demanded a very good road, and he got one: a $400,000 subdivision-quality road leads directly from the highway to the center of the property. The cabin next to the creek is accessed by a well-maintained county road that is plowed year-round, and it’s a very short distance from the property driveway to Highway 133, which is a good paved year-round highway. However, the majority of the ranch is not visible from the highway, and it’s very private and quiet.
No shortage of recreation can be found on and off of this property. Memory Ranch is located within Colorado Game Management Unit 521 within the West Elks Wilderness. 2017 harvest numbers reflect 279 bull elk, 240 cow elk, and 191 mule deer bucks harvested. This property is known for excellent mule deer hunting and very good elk hunting. Hunters who have leased the property, staying in the cabin below, have not hunted with superb technique, yet their harvest rate has still been 50%. With bobcats, deer, elk, and other game in abundance on this property, it's a sportsman's retreat with great access.
